Selling your home is a complex, multi-step process that calls for the expertise of a REALTOR®. There are many things you’ll need to consider, and to help you through it, here’s a general overview of the eight steps to expect and prepare for.

1. HOME ANALYSIS WALK THROUGH

Together we will walk through your home to identify its remarkable features that will contribute to its sale price and that we want to highlight in our marketing efforts.

I will also provide you with a Comparative Market Analysis (CMA) which will serve as a barometer of the current market conditions and provide information on a variety of factors which will help us price your property for a successful sale!

2. PRICING YOUR HOME EFFECTIVELY

Determining the right sale price typically requires several hours of market research and analysis on my part. It is my goal to sell your home for top dollar within the timeframe that works best for you and your family.

After the analysis walk-through, we will review the most recent active, pending, and sold properties from your neighbourhood that are comparable (size, character, location, upgrades etc.). We will also dig into other factors that impact effective pricing such as the average price per square foot, average list price to sale price, and average days on market for the area.

It is a team effort—I give detailed and informed recommendations, but you as the seller(s) ultimately decide on the price.

Sellers often make the mistake of wanting to price their homes overly high at the start, with the assumption that they can always reduce the price to a more realistic level later on. However, interest peaks when your home is fresh to the market and often declines as time goes on.

3. STAGING YOUR HOME

Prior to touring prospective buyers through your home, I will offer guidance on which pieces of furniture should stay, which should go, and how to properly stage both the inside and outside of the house so that it’s appealing to buyers. I have access to the best industry professionals, including virtual staging companies and home staging companies, to ensure your best real estate outcome.

If your home requires any maintenance or touch-ups, I can also recommend one of my pre-vetted local contractors to help you put your best foot forward

4. LISTING ON MLS

After the price has been established, and we have discussed staging options, I will prepare the listing agreement paperwork. Once signed, I will schedule professional photos, video, and measurements of your home to capture its essence. From there, I will curate an appropriate property description and post the listing to the Multiple Listing Service (MLS).

5. SHOWINGS & OPEN HOUSES

I am readily available to host open houses and show your home on weekends that suit your schedule and make sense to bring in the most prospects. The open house will be fully prepared with appropriate music, treats and beverages, professionally printed brochures, signage, and general information about the property. I pride myself on creating a positive experience for every potential buyer that walks through each open house.

In addition to open houses, I will also coordinate showings for any buyers who reach out to me that want to view your home and answer all inquiries from sign calls, Realtor.ca messages, and emails that relate to your property.

6. NEGOTIATING THE OFFER

I have your back from start to finish. If a buyer submits an offer below the asking price or with unfavorable terms and conditions, I will help you determine if it is worthwhile to accept the offer, counter it, or reject it. This consideration stage typically involves more research on my behalf and taking another look at the comparable properties that may or may not support the offer that was submitted. Depending on how you want to proceed, I negotiate on your behalf back-and-forth with the buyer’s agent, inputting my expertise at every juncture.

7. NEGOTIATING REPAIRS

I will coordinate with you and the buyer’s agent to determine when the property inspection can take place. After the inspection is complete, we will discuss any problems found by the inspector and brought to our attention by the buyer’s agent. Together, we will review the requested repairs in detail, and I will help you decide which should be the buyer’s responsibility and which should be paid by you.

8. CLOSING THE SALE

Once the offer has been accepted and we have worked through the condition period, I can recommend one of my pre-vetted real estate lawyers to help close the transaction. Once you have chosen a lawyer, I will ensure they are completely up-to-date with all paperwork including any amendments to the contract, and any deposits and waivers submitted. I take care of as much of the heavy lifting as I can so you can focus on packing and getting ready to move!
